Terrazas del Gutierrez hotel to merge architecture and nature in Bariloche

The new complex will transform the former El Retorno hotel site into an environmentally-friendly initiative that reforests the land and reintroduces native wildlife

A new building complex is being planned on the abandoned hotel El Retorno, with reforestation initiatives and an array of comfort amenities

With a privileged location in Villa Los Coihues, Bariloche, an ambitious real estate project called Terrazas del GutiĆ©rrez is shaping up to become a unique hotel in one of Argentinaā€™s most popular and prized tourist destinations, right by Lake Gutierrez and surrounded by hills Otto, Catedral and Ventana.

Developed by INN Real Estate Developments, Terrazas del Gutierrez aims to help tourism flourish in an abandoned area, merging architecture with nature in a sustainable and modern hotel and housing complex. The project is specially designed to restore value in the area while prioritizing the environment through reforestation efforts and reintroducing native wildlife. 

ā€œTerrazas is a project inspired by the geography of Bariloche, which seeks to preserve and highlight native vegetation, linking the lake and the mountains through green spaces,ā€ said chief architect Gerard Remy, who calls the project ā€œan architectural innovation.ā€

Shaped as a terraced semicircle on the premises of the abandoned lakeside hotel El Retorno, Terrazas del Gutierrez will be equipped with state-of-the-art technology to ensure it causes no harm to the pristine environment that surrounds it. This includes membrane bioreactor technology, a water treatment feature that eliminates organic material, phosphorus and nitrogen, to prevent any pollutants being released. 

ā€œThere is no project with these characteristics in Bariloche nowadays,ā€ adds Remy.

Since the project is aimed at people who choose Bariloche as their first or second residence, the hotel amenities are planned both for leisure, work and living. They include an indoor and outdoor pool, a spa, a coworking space, a fitness center and a convention center. 

According to INN Real Estate Developments, the main investor in Terrazas del Gutierrez,  part of the projectā€™s appeal for investors is Barilocheā€™s connectivity and infrastructure investment, ā€œwhich only Bariloche has in all of the Patagonian region.ā€

The project, they say, will also create more than 200 hundred direct and indirect jobs during construction, and over 350 jobs once it is up and running.
